Does the owners of the company put any of their own money into the deals?

Yes, we put money into the deal right alongside ours investors.

 

How do I know that the founder of the company is really a Certified Financial Planner (CFP)?

You can check the CFP website. You will see Marlon Bedoya has no disciplinary History or Bankruptcies.

 

How do Investors make money?

You make money from the cash flow of the property that will be distributed on a quarterly basis.  In addition, at the end you get your principal back plus the appreciation and the value created due to improved management and improved apartments

 

Can I invest with my IRA?

Yes, about 50% of investors invest with their IRA. We will help you with this step.

 

Can my lawyer and CPA review the Investment documents?

Yes, absolutely! We can send them everything they need to advise you on the investment.

 

How do I know that the money is really invested in the deal?

We will create an LLC for the property in which you will be part owner. You can even speak to the attorney putting the documents together.

 

When do I get my money back?

It all depends on the deal.  Most of our deals are projected to be sold in 5 Years. You will know ahead of time how long your deal is projected for.

How do you improve the property?

We love properties that have poor management because like any business, if it is not managed correctly customers are lost and revenue is lost.  The first thing we do is to make sure we have a friendly, knowledgeable property manager taking care of the property. Then we make sure that the property has all the deferred maintenance fixed. We want to make sure that the apartment units are in the best condition relevant to the market. By improving the leadership (management) and improving the product (the apartments) we grow revenue via raised rents and increased occupancy. This in turn raises the value of the property and the equity the investors have.

 

How do you position the property?

We position the properties as the better properties in the property class they are in. We like our units to be nicer and at least a notch above the competition.

 

How do you market the property?

We list the properties on major rental sites like craigslist and rent.com. We put up signs and reach out to our existing tenants for referrals.

 

Who else will be investing with me?

We have investors from various professional and financial backgrounds such as Doctors, Lawyers and Teachers.

 

What is the minimum investment?

Usually our minimum is $25,000 but it is open to discussion.

 

What is the maximum investment?

It depends on the deal and the needs of the investor.

 

What is the Due Diligence process?

We review at least 2 years of the properties operating history.

We do a lease audit.

We hire a professional property inspector that checks the condition of the property such as:

  • Roofs

  • HVAC's

  • Structure

  • Plumbing

  • Electrical

We hire a lawyer to take care of all the legal due diligence.

We have a survey of the property done

We have an environmental study done.

And much more.  These are just a few items of a comprehensive list of inspection items we cover on the property.

All investors can see the results of all the reports.
