How it Works

Here is our investment and management process:

Step 1 - We locate an ideal property in a market with population growth and job growth, and put it under contract.

​

Step 2 - We conduct extensive financial and physical due diligence on the property. If it passes, we move  forward. 

​

Step 3 - We form an L.L.C. specifically for this property.

​

Step 4 - We create a Private Placement Memorandum (P.P.M.) and an Operating Agreement that will be sent to our Investors for review.

 

 Step 5 - We create a property package for investors that includes:

  • Pictures of the Property

  • Property Address

  • Unit mix

  • Amenities

  • Projected cash flow

  • Value Plays and Strategy

  • Business plan to increase revenue

 

Step 6 - Principal and investors wire the funds to the bank account set up for this property.

 

Step 7 - We close on the property.

 

Step 8 - The property is improved for maximum cashflow.

 

Step 9 - You receive distributions (cashflow) via direct depositon a quarterly basis. Investors also receive quarterly operating statements and property activity summaries.

 

Step 10 - At sale, investors receive their capital back and profits from appreciation and cashflow.

 

*The financials of the property are available for review by our Investors at any time during the year. K-1’s will be sent out as soon as possible.

*Investors can visit the property by making an appointment with the property manager.
